Office furniture removal, one desk or a whole floor

Most of what we do here is office furniture removal rather than a full decommission. A team downsizes and forty chairs become surplus. A fit-out is refreshed and the old workstations have to go before the new ones land. A lease ends and the whole floor needs to be empty by Friday.

The scale changes the planning, not the process: we quote from photos or a walkthrough, agree a fixed price, and clear it in a booked window. Small furniture-only jobs are often same week; a full floor is scheduled around your handover date and the building's access rules.

What happens to the furniture: recycling, donation, disposal

This is the question facilities managers ask first, and it deserves a real answer rather than a percentage. Usable desks, chairs, filing cabinets and boardroom furniture are offered to charity and community organisations where we can place them - schools, not-for-profits and community groups take a lot of what corporate Melbourne throws out.

What cannot be reused is separated for recycling: steel frames, timber tops and cardboard all have a stream. IT equipment and monitors are handled as e-waste, which in Victoria is a legal requirement rather than a preference - it cannot go to landfill. Only what is genuinely spent goes to disposal, and across everything we collect that comes to around 20%.

End-of-lease strip-outs and make-good

A make-good clause usually requires the space returned to base building condition, and the clearing is the part that gets left until the deadline is close. We take out the whole fit-out - workstations, partitions and screens, cabling trays, kitchen appliances, signage and the accumulated storage nobody has opened in years - so the builder or the landlord's contractor can start.

If you are working to a handover date, tell us the date rather than the job. We plan backwards from it, and we would rather book two shorter visits than miss it.

After hours, weekends and building access

Most CBD and inner-suburban buildings restrict when this work can happen: loading dock bookings, a single service lift, no through-traffic during business hours. We work around all of it, including evenings and weekends, and we would rather know the constraints upfront than discover them at the dock.

Worth mentioning when you book: lift dimensions and whether it must be protected, dock access and time limits, whether a permit or induction is needed, and which floors are involved.
